  • Waterproofing, and whether a certificate is included
  • Allowances for tiles, tapware and fixtures that look too low for what you've chosen
  • Demolition, rubbish removal and making good
  • Permits, and who is paying for them
  • Provisional sums with no detail behind them
  • The deposit, and whether it's within the legal limit
  • Whether the price looks right for the scope

A short written check in plain English. Here's what that looks like on four common jobs.

EXAMPLE ONLY

Bathroom renovation

  • Quote: $28,500 inc GST
  • Included: strip out, vanity, toilet, shower screen, wall and floor tiles, fit-off
  • Missing: no waterproofing certificate listed
  • Allowance to check: tiles at $40 per m2, low for the large-format tiles you've picked
  • Deposit: 10 per cent, above the 5 per cent limit for contracts of $20,000 or more
  • Our read: a fair price for what's listed. Price the gaps before you sign.

EXAMPLE ONLY

Kitchen renovation

  • Quote: $36,000 inc GST
  • Included: cabinets, stone benchtops, splashback, installation
  • Missing: removal of the old kitchen and rubbish
  • Unclear: plumbing and electrical listed as "by others", with no cost shown
  • Allowance to check: tapware at $300, low for most mixer taps
  • Our read: competitive on cabinetry. Find out who's doing the plumbing and electrical, and what that adds.

EXAMPLE ONLY

Laundry renovation

  • Quote: $9,800 inc GST
  • Included: cabinets, laminate benchtop, sink, wall tiles
  • Missing: moving the washing machine taps, which your drawing shows in a new spot
  • Deposit: 20 per cent, above the 10 per cent limit for contracts under $20,000
  • Our read: reasonable, once the plumbing move is priced.

EXAMPLE ONLY

Extension

  • Quote: $185,000 inc GST
  • Included: slab, frame, roof, windows, plaster, painting
  • Missing: no domestic building insurance mentioned, which is required on jobs over $16,000
  • Provisional sum: $15,000 for "site works", with no detail behind it
  • Permits: listed as "by owner"
  • Our read: the provisional sums could move this price a lot. Get them detailed before you sign.
